When do I legally need an EICR?
The maximum interval between periodic inspections is dictated by the IET Wiring Regulations (BS 7671) and specific government legislation, such as the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. General guidelines dictate:
- 5 Years: The absolute maximum interval for residential rental properties (including HMOs), commercial offices, and retail units.
- 3 Years: The maximum interval for industrial premises.
- 1 Year: Highly specialised environments like swimming pools, marinas, and places of public entertainment.
- Change of Tenancy: It is highly recommended to inspect the installation when a new tenant occupies a property to ensure the system has not been damaged by previous occupants.
